Mortgage Types Available:

Residential Mortgage 5 to 30 years up to age 75
Re-financing for Home Improvement

Known Banks & Policies: Nuova Banca di Credito di Trieste, Banca Commerciale Italiana. Please ensure that you will have full title to the Italian Property on completion and that any legal documentation is available for the lender. With new properties, find out the date the property in Italy will be registered in your name as the lender cannot lend on the security of the Italian property until it has been registered. An Italian Bank account is required if you are a foreigner.
Minimum: €50,000, maximum 80% of valuation or purchase price.

FRANCE

Mortgage Types Available:

Residential Mortgage ( For Euro Loans = 7 to 25 years up to age 80; For loans in other Currencies = 5 to 15 years up to possibly age 70)

Known Banks & Policies: Banque de Picardie, Banque Populaire Group. Please note, that there are no non-status/self-certification French mortgage facilities available in France (although renting out your property is permitted), all loans need to be supported by a minimum requirement of proof of income, i.e. if employed - copies of your last three month's payslips & copies of your latest P60/Employer's Reference together with copies of your last 6 month's Personal Bank Statements will be required or alternatively if you are self-employed - copies of your last three years Audited Accounts & copies of both your last 12 month's Business and last 6 month's Personal Bank Statements will be required on application.

SPAIN

Mortgage Types Available:

Repayment & Interest only Mortgages

Known Banks & Policies: Banco de España, Banco Atlántico. Please note, that there are no non-status/self-certification Spanish mortgage facilities available in Spain (although renting out your property is permitted), but minimum documentation lending schemes up to 50% LTV, may now be considered on a case-by-case basis.
Unfortunately in Spain, the Spanish Lenders will NOT take into consideration any proposed Rental Income from the property for Spanish mortgage purposes/repayments.
If you are a foreigner, you will need to obtain an N.I.E (Numero de identidad de extranjeros), these must be applied for in person ay any national police station in Spain.

PORTUGAL

Mortgage Types Available:

Repayment or Interest only Mortgages

Known Banks & Policies: Banco de Portugal, Banco Comercial Portugues. All full status Portuguese mortgages need to be supported by a minimum requirement of proof of income, i.e. if employed - copies of your last three month's payslips & copies of your latest P60/Employer's Reference together with copies of your last 6 month's Personal Bank Statements will be required or alternatively if you are self-employed - copies of your last three years Audited Accounts & copies of both your last 6 month's Business and last 6 month's Personal Bank Statements will be required on application.

GREECE

Mortgage Types Available:

Repayment or Interest only Mortgages (Maximum 25 years - up to age 73)

Known Banks & Policies: Bank of Greece, Alpha Bank. Unfortunately in Greece the Lenders will NOT take into consideration any proposed Rental Income from the property for mortgage purposes/repayments, unless this can be guaranteed by a rental management company for at least two years.

Current Interest Rates: From approx 4.85%
